Our two year warranty against water intrusion

Exterior stucco carries a two year warranty against water intrusion, covering material and labor. Here is exactly what that applies to, where it stops, and when you get the terms.

What the warranty covers

Exterior stucco carries a two year warranty against water intrusion, covering material and labor. That applies to the exterior stucco assembly we install or repair, and it means both the material used and the labor to correct it are included if water gets through where our work was done.

It is the same stucco warranty on a single wall patch as on a full building, because the standard of the assembly does not change with the size of the job.

What it does not cover

It does not extend to other trades on a project, and it does not extend to work outside exterior stucco. Paint on its own, for example, sits outside it. Neither does damage caused by something other than the assembly we built, such as a failure elsewhere on the building that sends water into a wall from a direction our work was never meant to stop.

We are deliberate about that boundary. A warranty that claims to cover everything is a warranty nobody intends to honour, and being plain about where ours ends is what makes the part inside it worth something.

The terms are in writing before work starts

You get the warranty terms in writing as part of the proposal, before the job begins and before any deposit changes hands. They arrive with the scope, material, finish and price, so the coverage is something you read and agree to rather than something you discover later. That sequence is set out on our process page.

We are licensed, bonded and insured, CSLB number 1044105, Class B General Building and C-35 Lathing and Plastering, and we are happy to send the certificate before we start.

If something goes wrong inside the two years

Call the office. Someone comes out and looks at it. If it is our assembly and it is water intrusion, it is covered, and we correct it.

If the cause turns out to sit outside the stucco, we will tell you what we found and what it would take to fix, rather than leaving you to work it out from a denial letter.
